Proof of Funds for Foreign Buyers and Long-Term Tenants in Turkey

Turkey is one of the most attractive destinations for foreign investors looking to purchase land, houses, or gardens—or to secure long-term rentals for 10 to 20 years. In certain cases, you may be asked to provide a Proof of Funds document during the process.

What Is Proof of Funds?

A Proof of Funds (POF) is an official document showing that you have sufficient financial resources to purchase a property or commit to a long-term rental agreement. It helps build trust between the buyer and the seller and speeds up the transaction.

When Is It Required?

You may be asked for Proof of Funds in the following situations:

  • To confirm buyer seriousness before signing or viewing

  • For long-term rental contracts (10+ years)

  • When purchasing off-plan or under-construction properties

  • When the property owner, agent, or developer requests financial assurance

What Documents Can Be Used?

The following documents are commonly accepted as Proof of Funds:

  • Recent bank statements (from the last 1–3 months)

  • Official letter from your bank confirming available balance

  • Fund transfer documentation (for international payments)

  • Asset or financial summary (for companies or large buyers)

Documents can be in English or Turkish. A notarized translation may be required in some cases.

Why Is It Important?

  • Establishes trust with sellers and agents

  • Demonstrates your readiness and commitment

  • Avoids delays and miscommunication

  • Ensures a smoother transaction process
